BC ASSESSMENT’S MARINA REASSESSMENT PROJECT
By now most marinas should have been contacted by BC Assessment regarding the Marina Reassessment Project. First announced at the end of 2014, BC Assessment has undertaken a full-scale review and assessment of all commercial marinas in the province. Boating BC has been contacted by a number of members regarding this initiative and they have subsequently spoken to BC Assessment who have confirmed the following:
By now, all marinas should have been contacted by an Assessor regarding their re-assessment.
BC Assessment is striving to be fair, equitable and consistent and are taking into consideration the vast differentials between marina business models. Given that, some marinas will be assessed based on land and improvement value and others will use a revenue model.
For marinas operating on leased land, the assessment will go to the land owner – however, if the land owner is a not-for-profit, municipality or the crown, the assessment and taxes will go to the commercial business operator.
On approximately October 15th BC Assessment will be distributing their pre-roll consultation letter to each marina, which will include a draft assessment for 2016. Businesses will be invited to respond to the draft assessment letter and discuss any obvious errors or concerns with their Assessor.
The BC Marina Reassessment Project is a reality for our industry and Boating BC is here to ensure that the project is implemented fairly and equitably for all of our marina members.
Once the pre-roll letters are distributed in October, we will reach out to marina members to ensure any concerns are addressed – and, if warranted, we can facilitate a meeting with concerned members and BC Assessment to discuss common issues.
